1.Real estate appraisal, research, and consulting

World Appraisal Japan Co., Ltd. is based in Tokyo and Osaka.  

Excellent appraisal reports will be provided by affiliated appraisers in each and every prefecture of Japan that are experienced and highly-professional.  

In addition to providing appraisal reports in all 47 prefectures of Japan, we are partnering with many real estate offices overseas which enables us to provide global real estate appraisal solutions.

Our services include:

(1)Asset fair market valuation in corporate accounting;

(2)Real estate appraisal of assets held by corporations in the case of corporate M&A, company splits, etc.; and

(3)Real estate appraisal for the purpose of securitization.

2.Brokerage business

World Appraisal Japan Co., Ltd. is licensed to engage in real estate brokerage, Type II Financial Instruments Business, and investment advisory and agency business.

Due to our experienced sales team the company can handle projects ranging from a division of apartment to resort hotels and large-scale investments.

 We also have experience in beneficial interests-related projects for funds and J-REITs.

3.Fund set-up and asset management business

Mr. Makoto Yamamoto as our representative director has experience in setting up and managing a real estate fund of approximately 300 billion yen. 

So far, our Group has successfully set up a fund by incorporating Singaporean capital into our main hotel—Amagasaki Central Hotel (main building and annex).  In the future we aim to attract fresh foreign capital and set up more funds.

4.Architectural design and consulting

World Appraisal Japan Co., Ltd. is a licensed first class architects’ business entity, also employing first class building operations and management engineers.  

Thus, our team is harnessed to provide wide range of services—from design and construction to remodeling, building conversions and consulting. 

An example we are proud of is the purchase of Umeda Daiya Building (Kitaumeda, Osaka) which we successfully converted into a hotel with 121 rooms.  This project made us the first company to have ever performed building disaster prevention evaluation in Osaka city.
